C elebration, Florida is one of America's most unique planned communities. Situated in sunny Osceola County, construction for this town began in 1994, and today encompasses just under eleven square miles. And while planned communities are certainly nothing new in America, this one maintains an incredible distinction. You see, the aptly-named town of Celebration, Florida is a master planned community of the Disney Corporation!

With its stellar climate and ideal location for accessing Florida's family fun parks, Celebration has proven to be a popular place to live. The town currently has a population of approximately 2,736 residents today, with a median age of thirty-six years old. The single largest employment sector here is professional and managerial services, with just under fifty seven percent of Celebration's residents employed in that capacity. Over twenty percent of residents are employed in the service industry, while just over twelve percent of residents work in the sales. The median household income within Celebration is well above the national average, coming in at around $74,231 per year.

The Celebration master plan has certainly facilitated its residents' employment. The Celebration Boulevard Corporate Community sits just off of Interstate 4, and is home to a number of commercial buildings in various stages of construction. Upon completion, the commercial complex will total over one hundred acres of buildings, with some 1.8 million square feet of office space. In order to seamlessly meld this corporate space with the town's residential space, the office buildings are planned to be architecturally significant contributions to Celebration. The first phase of development was in fact designed by the renowned architect Aldo Rossi, who is the 1990 Pritzker Architecture Prize Laureate. Rossi's cornerstone development will set the overall tone for the corporate complex.

While there is an array of housing styles offered in this area, over sixty five percent of homes in are single-family detached style. It is worth noting that, in this planned community, the average age of housing is a mere three years old. Home ownership, as opposed to renting, is a popular trend with residents here, and approximately two-thirds of residents own their own homes in Celebration. The most popular option for buyers in this community is a four-bedroom model. Recent sales figures indicate that the average purchase price of a home in Celebration is currently $473,200.

Perhaps the highlight of the residential community is the Market Street at Celebration district. Designed with a traditional Main Street feel, residents are transported back to the small town feel of a bygone era. Market Street is simultaneously an everyday gathering place, and the site of the majority of Celebration's events, fairs and festivals. To encourage a leisurely pedestrian pace in this district, town planners included an interactive fountain for little ones and a sparkling lake, complete with an array of lakeside rocking chairs along the promenade for the adults in your family.

In the great Disney tradition, expect the unexpected when it comes to family fun in Celebration. Every weekend from September through June, traditional horse and carriage rides offer scenic tours of the town. Family-oriented car shows are offered throughout the year, with a display of classic Model A's in February and a Ferrari showcase in May. April brings both the Spring Art Festival and the Great American Pie Festival, which, including its weekend-long live music and games also offers a never-ending buffet of pies. Beginning in late November and continuing through the end of the year, Market Street transforms into a winter wonderland. As only Disney could think to do, Market Street is the site for a nightly Florida snow shower, with flakes floating down on an hourly timer every evening of the holiday season.
